Design and Supervision
JSS International School belongs to the JSSMVP, a socio-cultural institute (Trust) dedicated towards the development of culture, literature and education. It has established more than 300 educational institutions across the world with their centers in India, USA, Mauritius, and UAE.
JSSMVP operates 122 State Board, 12 CBSE and one IGCSE School, along with sports and cultural activities supported with good infrastructure. When this prestigious institution decided to expand its school portfolio in Dubai, Consistent Engineering was engaged to provide MEP design.
The proposed project has been designed to cater to 5,000 students and has a total built-up area of 380,000 ft2. The facility comprises G+3F school building, dedicated sports facility, covered swimming pool, football ground, parking spaces and utility zones.
The design started in 2014 and the project was supposed to finish in September 2016. However, JSS Management decided to open school in 2015 and the entire design and construction process was expedited to finish in 14 months instead of 24 months.
Challenges and Solutions
Project Duration/Timelines
The project was initially estimated to be completed within 18 months and construction was started accordingly. The duration was revised to 10 months to avail admissions in the nearest academic year.
Consistent Engineering reorganized the review processes of MEP systems and followed up with the project team, to compete with the revised timelines. We achieved timely review and approval of the submittals, documents processes; as well as managed the numerous subcontractors and client’s teams. Thus, it was completed in 55% of original duration and handed over to the client for the academic year.
Specialized Packages
Finalizing the specialist packages at the early stage of a project is of prime importance. This allows proper coordination, service provisions, timely procurement and integration with the other trades. Irrespective of the timely availability of details regarding specialized packages like IT systems, BMS, and smart boards, the provisions were well coordinated for effective operation.
Short Time for Authority Approval
Though the duration of construction period was reduced to almost 55% of its original duration, the authority approval and final completion certification from the Local Authorities was achieved well within the revised timeline.
Design Approach for Energy Efficiency
All materials were selected considering the energy efficiency and environmental aspects.
Air Conditioning: Considering high HVAC load, the AC system was designed based on centrifugal air-cooled chillers with primary and secondary chilled water pumps and chilled water network.
Energy efficient air-cooled chillers were provided with chiller plant manager (CPM) to optimize the operation and performance of the system. Also, chilled water pumps on secondary side were provided with variable frequency drives (VFD) to optimize the flow and pump run based on optimum requirements.
Ventilation: FAHUs are provided with double heat recovery wheels to utilize the maximum return of energy. Additionally, demand control ventilation is provided for high-occupancy areas like multipurpose hall, indoor swimming pool and exhibition hall etc.
The roof, glass and wall are provided with highly improved U Value.
Electrical Systems: The LV power distribution system is provided with advanced power factor correction and harmonic filters. The energy efficient LED light fittings are with lighting control system, daylight sensors and PIR sensors.
Renewable Energy: The central solar water heating system is provided to utilize the renewable energy to the maximum possible extent.
Design Coordination for Specialist Services
A fully coordinated design was established with provision of all the specialist systems being used at schools, such as smart boards, integrated CCTV systems, indoor swimming pool, IP- based smart clock system, PABGM system for multipurpose hall etc.
The indoor swimming pool designed for training of the students and competitions, was provided with a special ventilation system to suit its needs. The Al Jahan Wall was also specially constructed with highly improved U-Values.
The Difference We Made
Despite challenging timelines to open school one year ahead of the schedule, the quality of the design and works was not compromised. Also, keeping the sustainability of operation in mind, the entire design was managed within power of 12.5 W/ft2.
